THE BRIEF
3 bed, 1.5 bath bungalow built in 1924, 1,480 sq ft. Original built-ins, new roof in 2023, big back yard with a fig tree. Photos and my notes are attached. Need a description for the MLS, under 1,000 characters.
Scenario: Listing agent with a 3-bedroom bungalow going on the market Friday
Package: 1 real-estate listing description · $20 · 60 min
I led with the built-ins. They're in five of your photos, and they're the thing a buyer will describe to a friend on the drive home.
THE ONE DETAIL I ASKED ABOUT
You said the detail you love most is the fig tree. It's in the second sentence of the yard paragraph, where a buyer reading on a phone will reach it.
MLS DESCRIPTION (775 CHARACTERS)
Built in 1924, this 3-bedroom, 1.5-bath bungalow still has its original built-ins: glass-front cabinets in the dining room, a window seat in the front room and a hallway linen cabinet with its first brass pulls.
The living room has oak floors and a wood-burning fireplace with a tiled surround. The kitchen was updated with quartz counters and a gas range, and it opens to the back porch.
Upstairs, three bedrooms share a full bath with a clawfoot tub. A half bath is on the main floor.
Out back, a fenced yard of about 6,000 square feet. A mature fig tree shades the patio, and there's room for a garden along the south fence.
The roof was replaced in 2023. The detached garage has a workbench and power.
1,480 square feet, a block and a half from the Elm Street shops.
WHAT I CHECKED
- Every feature is in your notes or a photo. The clawfoot tub is in photo 14; the brass pulls are in photo 6.
- "About 6,000 square feet" for the yard comes from the county lot size minus the house and garage. Please confirm.
- Fair housing: I described the house, not who should live in it. No "perfect for families," no "walk to church," no "quiet neighborhood."
WORDS I LEFT OUT
Charming, cozy, must-see, and the word every listing uses for its view.
Ready to list. — Grace
